Financial Analyst/Property Accountant
Compensation: $110,000–$125,000 base salary
Location: New York, NY (Onsite for first month, then hybrid – 2 days onsite with flexible in-office days)
About the Role
A well-established residential property management organization is seeking a Financial Analyst/Property Accountant to join its New York–based accounting team. This role is focused on end-to-end accounting ownership for a portfolio of residential properties.
This position is ideal for someone with strong general accounting and analytical skills who enjoys owning the numbers, managing multiple entities, and partnering closely with property managers and ownership groups. The role offers meaningful responsibility, visibility, and the opportunity to step into a stable but evolving accounting function.
Team Structure

Reports directly to a senior finance leader

Works alongside a team of directors, New York–based accounting staff, consultants, and an offshore accounting support team

This role will provide guidance and oversight to offshore resources supporting day-to-day accounting activities
Key Responsibilities
Property Accounting & Close
-
Perform full month-end close responsibilities for a portfolio of residential properties, with each property maintained as a separate legal entity

Prepare and post journal entries, accruals, and reconciliations

Maintain accurate general ledger records in accordance with accrual accounting principles
Cash Management & Forecasting
-
Manage cash balances for each property to ensure adequate liquidity for operating and capital needs

Prepare cash flow projections and reports for ownership and internal stakeholders

Coordinate payments, distributions, and fund transfers as needed

Reconcile bank accounts monthly and throughout the month as required
Financial Reporting & Analysis

Prepare monthly financial packages, including income statements, balance sheets, and variance analysis (actual vs. budget)

Analyze operating results and investigate variances in collaboration with property management teams

Prepare lender, ownership, and ad hoc financial reports as requested
Budgeting

Lead annual operating and capital budget preparation for assigned properties

Manage a high-volume budgeting cycle during peak planning periods while maintaining ongoing accounting responsibilities
Audit & Compliance Support

Provide schedules, workpapers, and support for annual audits

Reconcile security deposits and coordinate with internal teams as needed
Collaboration & Communication

Serve as a key financial point of contact for property managers and ownership representatives

Communicate clearly and professionally with internal teams and external stakeholders

Work independently while managing competing priorities and deadlines
Skills & Experience
-
Bachelor’s degree in Accounting required
-
3–5 years of experience in property accounting or public accounting with exposure to residential real estate (co-ops, condos, or rental properties preferred)

Experience within residential property management organizations strongly preferred; public accounting candidates with relevant real estate audit experience will also be considered

Strong understanding of accrual accounting and general ledger management

Proven ability to perform variance analysis and budget-to-actual reviews

Advanced Excel skills required

Experience with Yardi or similar property accounting software is a plus, but not required
